May lupa si Mang Carding pero wala itong titulo. Ano ang dapat niyang gawin para magpatitulo ng lupa?



Kung ang lupa ay hindi lalagpas sa sukat na 12 ektarya (hectares), naka-categorya bilang isang “Agricultural Land”, at si Mang Carding o ang kanyang mga “predecessor-in-interest” ay patuloy na nanirahan at nagbubungkal nito sa loob ng 20 taon o lagpas at nakakabayad ng amilyar ay mararapat siyang mag-sumite ng aplikasyon sa CENRO.



Kalakip sa aplikasyon ang mga sumusunod na dokumento:

• Duly Accomplished Form;

• Notarized Special Power of Attorney (in case application is filed by a representative)

• Application Fee Php 150.00;

• Documentary Stamp (to be attached in the application form);

• Tax Declaration in the name of the applicant. If the tax declaration is in the name of the applicant’s predecessor-in-interest, any of the following documents shall be presented:
• Deed of Sale
• Extra Judicial Settlement of Estate
• Waiver of Rights
• Deed of Donation or other form of muniments of ownership

• Certification of the status of land from the Land Registration Authority (LRA). This certification may be submitted ninety (90) calendar days from filing of application. •

• In cases where the subject application is covered by a cadastral subdivision plan (CSD), the LRA Certification shall be waived provided that the applicant indicates in the application that no petition for judicial titling has been filed.


Kung ang lupa naman ay may “imperfect title or incomplete title” ay maaring mag-hain ng petisyon si Mang Carding sa korte para sa “Judicial Confirmation” nito. Kumuha muna siya ng “Certification of Alienable and Disposable (A&D) Agricultural Land” sa Regional Office ng DENR.
