A wave of nostalgia and concern has swept across social media as rumors spread about the permanent closure of Sunshine Mall in Taguig by the end of the year.


Often referred to as the city's oldest mall, its potential shuttering signals a dramatic shift in the commercial landscape, especially with the impending arrival of a modern retail giant in its immediate vicinity: the Ayala Malls Arca South.

The rumored closure, though not officially confirmed by the mall's management, resonates with the rapid transformation of the former Food Terminal Inc. (FTI) complex, now known as Arca South. This development is seeing its familiar, decades-old structures slowly giving way to a new, fully-integrated business and lifestyle district.



A Glimpse into the Past: Sunshine Mall's History


Sunshine Mall, previously known as Shoppers Paradise FTI Corporation (SPFC) or Sunshine Plaza Mall, holds a significant place in the history of Taguig. It is widely considered the oldest operating mall in the city, predating the boom of megamalls that now define the region.

Located within the sprawling FTI complex, the mall provided a crucial commercial hub for residents and workers in the area long before the emergence of Bonifacio Global City (BGC) and other modern estates. Its layout, with a mix of local shops, a food court, and often a grocery anchor like Tropical Hut, offered a more community-centric and accessible shopping experience.

A notable part of its history includes a period where it housed the Pamantasan ng Lungsod ng Taguig (PLT), now Taguig City University, with parts of the mall being converted into classrooms and offices for the city university around 2008. This temporary arrangement cemented its status as a landmark integral to the community's civic and educational life, highlighting its importance beyond just retail.

Court records also indicate its long-standing relationship and occasional legal disputes with the City Government of Taguig, mostly regarding rentals and property usage, further underscoring its historical footprint in the area.

In recent years, Sunshine Mall has retained its status as a practical, budget-friendly alternative to the newer, upscale malls in Taguig. For many long-time residents—the Taguigueños—it is a place of convenience and familiarity.

 A Local Landmark: Situated near the FTI terminal and transport hubs, it serves as a common meeting point and a recognizable entry point to the southern part of the city.

However, its current physical state reflects its age. With ongoing construction and development around the Arca South area, the mall has often appeared less maintained and more dated compared to its future neighbors, leading to its current, somewhat uncertain, status.

The rumors of Sunshine Mall's closure are amplified by the major development set to open practically next door: Ayala Malls Arca South. This new lifestyle and commercial centerpiece is slated to open its doors by December 2025, anchoring the entire Arca South estate.

The arrival of a major, modern retail hub like Ayala Malls Arca South, which is envisioned to follow in the footsteps of Makati and BGC, presents intense competition and a significant change in the commercial ecosystem of the area. For developers, a newer, larger, and fully-integrated mall is critical to attracting the corporate and residential occupants of the developing Arca South business district.

If the closure rumors prove true, the end of Sunshine Mall would not just be the loss of a building, but the closing of a chapter for Taguigueños, marking a clear generational shift from the city's humble past to its ultra-modern future as a new central business district.
